The Location & Views
Located on the South Shore at the West End of Utila directly opposite Utila’s Jewel (also known as Suc-Suc or Up) Cay, the property has spectacular views to the Utila Cays and on a clear day the Cordillera Nombre de Dios mountain range on the north coast of Honduras some 18 miles away.
Access from Utila Town Center is via boat only, although there is a 4 wheel drive track running past the rear of the property and passes by Utopia Dive Resort, Neptune's Restaurant, Deep Blue Resort and finishes at Laguna Beach Resort on the west side of Utila’s Lower Lagoon.

Utilities
Electricity - (110/220 volt) is provided by a 36 panel Solar Array with Schneider Electric Xantrex XW series inverter/charger & battery storage system. The Solar system is connected via a ‘reverse’ meter to the Utila Power Company grid which provides ‘top up’ electricity when the property is consuming more power than generated by the Solar system and accepts ‘excess’ electricity generated by the Solar system significantly reducing the overall cost of electricity bills.

Water - is provided by rainwater catchment feeding three 7,000 gallon (21,000 gals total) cisterns. From the cisterns, water passes through a 1.5 HP pressure pump to an 80 gal pressure tank, and from there through a 30 micron filter to feed the showers and toilets. The water passes through an additional 5, then 1 micron filter with UV sterilizer to supply drinking water to all faucets.

Hot water is provided via a Rheem 50 gal propane-powered hot water storage tank with an Ariston 4 gal instantaneous electric hot water backup.

A private well with 1.5 hp pressure pump supplies water through a 30 micron filter to exterior ‘rinse’ showers, garden faucets and boat slip, and through an additional 1 micron filter to a sand filtration system with 1.5 solar powered 1.5 hp pump to fill and constantly ‘top up’ the 10,000 gals kidney shaped Swimming Pool with infinity edge.

The Utila Municipality water mains pass within 100 yards of the property, but are not connected (unnecessary).

Internet - is provided via a wireless distribution from Morgan’s Cable (a local Internet Service Provider - 5 Mbps per Residence max) connected to a LinkSys Router for wireless & cabled distribution throughout the property.

Satellite TV - is provided via an 8 ft dish to DirectTV US satellite service and the property is 'in-zone' for the Claro Satellite TV service.

Telephone - is provided by cellular phone service from Claro (a major central american cellular services provider).

Construction of the house is built as close as possible to Florida hurricane code within the constraints of construction on Utila and finished to the highest standards. All exterior walls & roof are triple insulated and all doors and windows are double glazed with integral mini venetian blinds. All enclosed spaces are air-conditioned with 5 SANYO wall mounted remote controlled split-unit systems providing a total of 70,700 Btu/h cooling. Large remote controlled ceiling fans are fitted to all enclosed spaces and covered porch & patio area.

The ground/1st floor level was constructed with; self-contained guest quarters with spacious kitchen/dining/sleeping area (two queen beds), two separate equipment/storage rooms, and separate lock-up garage suitable for all terrain vehicle and additional storage.

The second floor level has; an enormous covered and screened porch/verandah area with fantastic views, a huge Great Room serving as a shared lounge/kitchen/dining area, and two very large master Bedrooms with shared master bathroom and laundry area. The kitchen is fitted with mostly GE Profile series appliances including an ultra-large capacity (28 cu ft) 2 door refrigerator/freezer with Ice & water dispenser, Convection Wall Oven with separate Microwave, Trash Compactor, & Dishwasher.

At the waterfront is a private dock with covered & lit boat slip (suitable for boat max size: 33 ft LOA, 10 ft Beam, 9 ft height) and with electricity & fresh water supplies.
